What experience does Outlook Construction have building homes?

Our family has been in the home building business for over 40 years. Over these four-plus decades, our family has been building homes. We have built hundreds of homes throughout Northeastern Pennsylvania. We have built everything from a tiny vacation home to a multi-million-dollar luxury home with indoor pools and saunas.

 

Why would I use Outlook Construction over another local builder?

What types of homes does Outlook Construction build?

We can (and have) built everything from a simple 600 square foot vacation home to a 10,000+ square foot multi-million-dollar luxury estate home.

 

Can I build or start a home in the winter months?

Winter conditions may cause delays, but generally we can start your home any time of the year.

 

How do I finance my new home construction?

You will likely need a short term (9-12 month) construction loan to finance the construction of your new home. These loans can be provided by many local and national lenders. It is important to keep in mind, you will most likely be required to make interest only payments on the principal balances during the course of the construction of your home.

 

How long does it take to build a new home?

It typically takes us 6-9 months after groundbreaking to complete the construction of your home. Larger homes, weather, change orders, untimely selection decisions, and other factors may impact this timeline.

 

In general what does it cost per square foot to build a new home?

This is a very common question that is not easy to answer. We can build homes ranging from $80 to over $300 per square foot. However, it is important to keep in mind that new home costs are driven by plan complexity, interior and exterior finishes, site work, utilities access, and many other factors. What does the price include?

Outlook Construction is a custom home builder. Therefore, our new home price quotes can include anything you want! However, for initial pricing purposes, we use a standard set of Specifications. Thus, unless noted otherwise, every new home quote we provide will include these Specifications plus any additional upgrades you have requested.

 

Do you warranty your homes?

Yes, our homes come standard with a 12-year RWC Warranty. This is not just Outlook Construction backing your home’s warranty, this is a third-party national warranty program which provides you extra ‘security’ in your new home. The RWC Warranty covers your home “bumper to bumper” for one year and covers the structure of your home for 12 years. Additionally, most of the products installed in your home will come with a manufacturer warranty that takes precedence over, and often extends, other warranty coverage.

 

Does Outlook Construction build stick frame homes or are your homes modular?

Every home we build is stick framed and built on site. We don’t believe in driving your new home down the road over bumps and turns and then lifting it with a cable that causes it to twist, stretch, and break. Stick framed homes are just better and more attractive on the resale market. Best of all, given the same or similar features we often compete or beat modular pricing.

 

Does Outlook Construction use “Trade Contractors” or is all the work done in house?

We have always used trade contractors to complete the majority of work on our homes. We are a strong believer that a well-built home is built by expert craftsmen in their content area. That means we never have a “jack of all trades” installing critical electrical wiring and heating equipment in your new home. We only use tradesman highly skilled in their content area. It also means that we have significant trade contractor resources to draw upon and ensure your home is completed in a timely manner.

 

Do you have any homes that I can buy and move into immediately?

How do I choose a lot?

Much care should be taken when choosing your building lot. A lot with too much slope, poor percolation, limited utilities, or abundant rock may cost you a lot of money or even worse – not be buildable.
